Interesting that. IANAL but I believe your dad was the "owner" of the
house once he paid the taxes so probably didn't need to deduct it from
his rent. In fact he may still be the owner and might be responsible
for issues an owner is responsible for. Has he checked the tax rolls
to see who is listed as owner now? It might be worth his while to talk
to a lawyer.

As to the OP: What I have seen more than once on the news is people
being evicted when their landlord's property was foreclosed upon. In
fact I'm pretty sure I've seen people being given no warning. That is
to say I don't think the bank has to give you 30 days to move out
because you and they have no relationship to each other.

In a recent story about illegal "squatters" taking up residence in
foreclosed homes (that is they moved in after the foreclosure) there has
been trouble getting them out. However, those news stories made it
clear this was mainly because the banks that owned the properties simply
didn't bother to start the paperwork to evict them.

I'm no expert, but I will share an experience my Dad had with you. Short

answer, find an attorney and get some solid info right now. My Dad used
to be renting a property as well. The owner was out of state and a very
strange character. One day, a neighbor told my dad about some yellow
signs that were attached to some of the trees around the edges of the
property. Dad checked, and the signs said the property was about to be
auctioned off for non payment of property taxes. My Dad went and paid
over $ 1000 of back taxes on behalf of the owner, because he couldn't
locate the owner at the time. As far as I know, had he not done that,
the property would have been auctioned off and my Dad and Mom would have

been evicted. He had only days to spare. He later recovered the money by

deducting from the rent.

A mortgage situation is a bit different, and they take longer to
foreclose / evict, etc. However, sometimes property taxes are attached
to the mortgage, so that might be an issue. In my opinion, get to the
bottom of it now, or there could be bad consequences. I don't think the
property management company has any real authority here. Panic is rarely

effective. However, I would be highly motivated.

Sincerely,

Ron

(PS - If you email me and don't get a quick response, you might want to
call on the phone. I get about 300 emails per day from alternate energy
mailing lists and such. I don't always see new messages very quickly.)
