Sounds like a no fun situation.
Some more suggestions: the 1/2" gray plastic PB conduit with a sweep
elbow is very useful for putting a fish-tape into a distant hole in a
bad crawl space. Home Depot has a long flexible bit that can be run down
inside a wall through a hole cut for a wall plate. No matter what you
do, use a pull string to pull the line with AND pull a second string
with the line (you never know when you'll need it). Sometimes surface
mount conduit is your friend. Standard riser cat5e cable takes a coat of
Kilz primer and latex paint very well. You can tuck one line neatly
behind the smallest 1/4 round molding that has had the inside corner
rabbeted out.
